We will work to get you the best price for your property and will have the research to back up our stats. Listing a property is a huge decision that can be complicated and stressful. We will help you navigate the entire selling process while alleviating some of the stress that might come with it.

No! Buyers pay land transfer tax, and municipal land transfer tax (in Toronto only). If you are selling your home and purchasing another home you will have to pay these fees on your new purchase. If you are selling your home without a purchase, you will not have to pay these fees.

Public open houses are never required but they provide a good opportunity to get more eyes on your property. Often, interested buyers will come to the open house for additional viewings. It is a great way to generate some extra interest—especially from people just walking by in the neighbourhood.

We will make suggestions at the time of your listing depending on market conditions and the area your property is situated in as well as amount of demand at that time. You can either look at offers at any time or set a specific date & time where you will review the offers (offer date/presentation).

This is something we discuss in detail during our consultations as there are pros and cons to both strategies.

Our commission % is agreed upon in advance and is usually a small percentage of the purchase price of your home. It covers all marketing material needed to properly list your property (videography, photography, marketing material).

We also will discuss the details about what the buyer’s agent’s commissions would be and what the average %s are in your specific market.

No! The deposit goes towards the purchase price of your property.

If your deal falls through  after a condition could not be met, a waiver is signed by both parties. The waiver is basically an agreement that the offer will not close and the deposit will be returned to the buyers without penalty.

On average, we recommend to allocate 4-5 business days. Once you made the decision to sell your property and we have completed the paperwork, you might want to de-clutter, paint, and prepare your property to be listed in the market. We will bring our photography team to come in to take professional photos, film a professional video and prepare floor plans. We will make sure your property is in great ‘selling’ condition and will keep you updated throughout the entire listing process.

We will review all submitted offers and if there are two or three very close, we can decide to go to a second round and let them compete.

A bully offer is an offer presented before the set offer date. If we set an offer date and someone engages in a bully offer, they are “bullying” the us to look at their offer because they don’t give us a lot of time to respond. The bully offer price is usually well above our listing price to give us incentive to take it before looking at all other offers presented.

No! It is always best to provide some privacy to the buyer(s) and their agent. They will only show up with your consent of course.

Awesome! Now we will need to contact your lawyer and share the purchase agreement with them (we take care of this). About one month before your closing date, make sure you contact gas, oil, hydro, water, cable and any other utility company to cancel or transfer their services.
