Ayat Realty Group is a real estate team at Best Sellers Realty Inc., Brokerage. This policy explains what personal information we collect through ayatrealty.com, how we use it, who we share it with and the choices you have. We follow Canada’s Personal Information Protection and Electronic Documents Act (PIPEDA) and Canada’s Anti-Spam Legislation (CASL).

Who is responsible

Ayat Realty Group and our brokerage, Best Sellers Realty Inc., Brokerage, are responsible for the personal information we collect. Our founder oversees our privacy practices and answers privacy questions. Our team also runs PreConstruction Canada (preconstructioncanada.com), and inquiries from both websites are kept in the same client database.

What we collect

Information you give us. When you fill in a form or contact us, we collect your name, email address and phone number, and anything else you choose to tell us. Depending on the form, that can include the areas, budget, property type and timeline you are interested in, the address of a home you want to sell, your country of residence and your status in Canada. We also record that you agreed to be contacted. If you message us on WhatsApp or by email, we receive what you share there.

Information collected automatically.

• If you accept analytics cookies, Google Analytics collects how you use the site: the pages you view, the site that referred you, your device and browser, and your approximate location.
• Our forms use Google reCAPTCHA to block spam. It looks at how the page is used and collects information about your device and browser.
• Our web host keeps standard server logs, such as IP address, date and time and the page requested, to keep the site secure.

How we use it

• To respond to your inquiry, including our guaranteed call back within 3 hours.
• To provide the real estate services you ask for: searching listings, home evaluations, consultations, and sending you matching listings if you asked for alerts.
• To keep a record of our communication with you.
• To understand how the site is used and improve it, only if you accept analytics cookies.
• To protect the site from spam and abuse.
• To meet our legal and regulatory obligations, including real estate and anti-money-laundering record-keeping rules if you become a client.

We do not sell your personal information.

Emails and messages

We contact you about your inquiry. If you asked for listing alerts or updates, we send those too. Every marketing email includes a way to unsubscribe, and you can withdraw your consent at any time by contacting us.

Who we share it with

• Our brokerage, Best Sellers Realty Inc., Brokerage, which supervises our work.
• Service providers that store or process information for us: HubSpot (our client database, hosted in the European Union), Google (Analytics, reCAPTCHA and Maps), Hostinger (website hosting), Microsoft (email) and Meta (WhatsApp, if you message us there). They may use it only to provide their services to us.
• Professionals involved in your purchase, sale or lease, such as lawyers, lenders, mortgage brokers, inspectors and other agents, when you ask us to involve them or the transaction requires it.
• Authorities, when the law requires it.

Where your information is stored

Some of our service providers store information outside Canada, including in the European Union and the United States. Information stored there may be accessible to courts, law enforcement and other authorities in those countries under their laws.

Cookies

• Essential cookies make the site work and keep it secure. They include reCAPTCHA’s spam protection and a cookie that remembers your cookie choice.
• Analytics cookies (Google Analytics, named _ga and _ga_*) are used only if you click Accept on our cookie banner. They help us see which pages are useful. You can change your choice at any time with the Cookie settings link at the bottom of every page.
• Our contact page shows a Google Map. Google may set its own cookies when the map loads; see Google’s privacy policy.

How long we keep it

We keep your information only as long as we need it for the purposes above, then delete or anonymize it. If you become a client, we keep records for the periods required by real estate and anti-money-laundering laws.

How we protect it

We limit access to people who need it, use secure (HTTPS) connections and work with providers that have their own security safeguards. No method is completely secure, so please do not send sensitive information such as government ID numbers through our website forms.

Your rights and choices

You can ask to see the personal information we hold about you, ask us to correct it, or withdraw your consent, subject to legal and contractual limits. We respond within 30 days. If you are not satisfied with our answer, you can contact the Office of the Privacy Commissioner of Canada.

Children

Our site is not meant for children, and we do not knowingly collect information from anyone under 16.
